How Renovation Turns Average Offices Into Premium Assets

25 September 2026 · 6 min read · Deluxa Real Estate

Figures in this article are indicative market ranges and worked examples, not quotes or guarantees. Ask us for current numbers for a specific building.

Two identical units in the same Business Bay tower can differ in rent by 40% or more. The difference is never the floor plate or the view — it is what happened inside the four walls. Renovation is the most controllable value lever in commercial property, and most owners underuse it badly.

What tenants actually pay for

Premium tenants — finance firms, consultancies, tech companies — choose offices the way they choose hotels. They pay for first impressions (reception, glass, lighting), functionality (meeting rooms, AC zoning, acoustic privacy), and what the space says about them to their own clients. A dated suspended ceiling and fluorescent strip lighting reads as a discount office, and it rents like one.

The four upgrades with the highest return

  • Lighting design: the cheapest transformation per dirham — replacing strip fixtures with layered LED lighting changes the entire perception of a space
  • Glass partitioning: converts dark cellular layouts into bright, modern offices while keeping privacy; consistently the feature tenants mention first
  • Reception & entry sequence: the first five metres determine the rent bracket; invest disproportionately here
  • AC zoning and ceilings: invisible when right, deal-killing when wrong — proper VAV zoning and clean ceiling lines are the baseline for premium rents

The economics, honestly stated

Typical case: a 2,000 sq ft dated unit renting at AED 90/sq ft. A premium renovation at ~AED 300/sq ft (AED 600,000) moves it to AED 130–140/sq ft with a stronger tenant on a longer lease. The rent uplift alone returns the renovation cost in 5–7 years — before counting the resale value gain, which is usually immediate and larger.

The risks are equally real: contractor overruns, approval delays with building management and Dubai Civil Defence, and over-specifying finishes the market will not pay for. Renovation economics reward experience — our European design background and repeated builds in the same towers are why this is step two and three of our strategy rather than something we outsource.

What this means for owners and investors

If you own a dated or shell unit, you are sitting on unrealised value — either renovate it properly, or sell it to someone who will. We buy units in any condition precisely because of this spread. If you want exposure to the uplift without running a construction project, co-investing puts a professional renovation team between your capital and the risk.
