Business Bay vs DIFC vs JLT: Where Should You Buy?

25 September 2026 · 7 min read · Deluxa Real Estate

Figures in this article are indicative market ranges and worked examples, not quotes or guarantees. Ask us for current numbers for a specific building.

Three districts dominate the Dubai office-purchase conversation. Each is genuinely good at something different, and the right answer depends on whether you are buying for yield, prestige, or price. Here is the comparison without the brochure gloss.

DIFC — the prestige play

The Dubai International Financial Centre is its own jurisdiction with English-law courts and the region's deepest concentration of banks, funds, and law firms. Tenant covenants are the strongest in the city and prestige is unmatched. The trade-offs: entry prices are the highest in Dubai, purchasable stock is limited (much of DIFC is leasehold or institutionally held), and yields compress accordingly — strong-covenant security in exchange for materially lower percentage returns.

JLT — the value entry

Jumeirah Lakes Towers offers the lowest entry prices of the three and qualifies for DMCC free-zone licensing, which keeps SME tenant demand steady. The honest caveats: building quality varies enormously tower to tower, the district's office stock is older on average, and premium corporate tenants largely look elsewhere. Done selectively — right tower, right floor — JLT can yield well; done casually, it is where weak buildings trap capital.

Business Bay — the operator's district

Business Bay sits between the two on price and, in our view, ahead of both on risk-adjusted opportunity. The stock is modern (mostly post-2010), the location borders Downtown with direct SZR access, and — decisively — the spread between shell & core and premium fitted units creates a value-add play that DIFC's institutional stock and JLT's older buildings cannot match. Tenant demand spans finance, consulting, tech and trading without DIFC's pricing.

Quick matrix: Buy DIFC for covenant strength and prestige if yield is secondary. Buy JLT only with tower-level expertise and a value entry price. Buy Business Bay for the strongest combination of modern stock, tenant demand, yields and value-add upside — which is why 100% of our owned portfolio is there.

The bias, disclosed

We hold five assets in Business Bay and zero elsewhere — read this comparison knowing that. But the holding is the argument: we evaluated all three districts with our own capital and concentrated where the numbers worked. The full district breakdown — towers, prices, where 2026 value sits — is in our Business Bay market guide, and the strategy we run there is on the strategy page.
