Most agencies only see a property from the outside. We have bought units, drawn the new layouts, managed the contractors, found the tenants and handled the service charges. That experience shapes our advice — about which buildings hold value, what a fit-out really costs and how a property will let.

We deliberately work in three districts only: Business Bay, Downtown Dubai and Palm Jumeirah. It lets us know them building by building, and it lets our clients deal with people who are in those buildings every week.

Because we are both a brokerage and a buyer, we are always explicit about our role. In any transaction we act either as your agent or as a buyer for our own account — never both — and we confirm it in writing.
