How co-investment works
One property, one co-investor, one negotiated contract — with your share of the title deed in your own name.
- I
Investor call
We align on budget, goals, risk and expectations, and explain current opportunities. No commitment at this stage.
- II
Property selection
We present offices that meet our criteria, with location, size, renovation plan, projected income and exit horizon.
- III
Legal structure
50% of the title deed is registered in your name at the Dubai Land Department; 50% with Deluxa. The investor contributes at least 50% of the capital, Deluxa at least 10%. Any additional investor loan is secured on Deluxa’s share of the deed.
- IV
Acquisition & renovation
We manage the purchase through the DLD and the full European-standard fit-out, including fire approvals and inspections.
- V
Leasing
We market the office and select reliable tenants on long-term leases.
- VI
Cash-flow distribution
A 10% management fee to Deluxa; the remainder first covers investor loan obligations; profit after obligations is split 50/50. Monthly reporting through a private dashboard.
- VII
Hold or exit
Hold for income, sell at the agreed moment with a 50/50 split of the gain, or reinvest. Your input guides the decision.
