Investor FAQ
What does Deluxa co-invest in?
Commercial offices in Business Bay. Commercial units are where our renovation and leasing expertise adds the most value.
How is ownership structured?
The investor receives 50% of the title deed, registered in their own name at the Dubai Land Department; Deluxa holds the other 50%. The investor contributes at least 50% of the capital and Deluxa at least 10%. Any additional investor loan is secured on Deluxa’s share of the deed.
How do returns work?
Through a share of net rental income after obligations (50/50), a 50/50 share of any gain on sale, and — if you provide an additional loan — interest and repayments on that loan.
What happens if the office is vacant?
Interest and principal repayments accumulate and are settled once the office is let again. Service charges during vacancy are paid by the investor, and are prioritised in the cash flow once income resumes.
Who manages the property?
Deluxa manages renovation, leasing, rent collection, maintenance, service charges and reporting.
Can I exit early?
You can sell your 50% share, or the property can be sold jointly. The exit horizon is agreed upfront in the contract.
Is this a fund?
No. It is a private co-investment: each project involves Deluxa and one investor only.
How do I follow my investment?
Through a private dashboard with cash flow, expenses, loan tracking, tenant status, project updates and all contracts and DLD documents.
What is the minimum investment?
It depends on the property. Contact us for current projects and capital requirements.
